CPF housing grants available for first-time and second-timer HDB buyers

Overview
Singapore citizens buying HDB flats (resale or BTO) are eligible for generous CPF housing grants. All grants are credited to the buyer's CPF Ordinary Account โ they are not received as cash. Grants can be used for downpayment and mortgage installments.
Grants for HDB Resale Buyers

Grant Stacking Rules
- EHG vs Family Grant: You cannot claim both. HDB will apply the one that gives you more.
- PHG is stackable: You can receive PHG on top of EHG or Family Grant.
- Grant amounts vary by flat size: Larger grants for 4-room or smaller; smaller amounts for 5-room or Executive flats.
- Income assessment: Average gross monthly household income over the past 12 months, including all employment types.
Grants for BTO Buyers
The same EHG (up to $120,000) applies to BTO buyers. The older Additional CPF Housing Grant (AHG) and Special CPF Housing Grant (SHG) were merged into the EHG in September 2019. There is no Family Grant for BTO โ the EHG replaces it.

EHG amounts for BTO are tiered by income and flat type. Actual amount depends on household income.
HDB Resale Levy (Second-Timers)
If you previously received a housing subsidy (bought a BTO or EC, or received a CPF Housing Grant on a resale flat), you must pay a HDB Resale Levy when you buy your next subsidised flat. This ensures fair distribution of subsidies.
